Planning to Sell? Prepare Your Home and Your Next Move

•By Adam Rogers

Selling a family home is often part of a bigger decision. Before putting it on the market, work out what your next move requires, how much preparation is sensible and which information will help buyers make an informed offer.

Plan the next purchase as well as the sale

Speak with your lender and lawyer about timing, finance and settlement before relying on the sale proceeds for another home. Allow for selling, moving and purchase costs. An appraisal helps you plan, but it is not a guaranteed sale price or a promise of a particular equity position.

Make preparation practical

Start with necessary maintenance and property records. Gather information about renovations, consented work and any earthquake repairs, then discuss outstanding issues with your salesperson and lawyer. Clean, declutter and make the home easy to view before deciding whether a larger upgrade is worthwhile.

Our home preparation guide covers photography, viewings and a manageable checklist. Spend according to the property and your timetable, rather than assuming every improvement will return its cost.

Choose a selling plan you understand

Ask how the proposed sale method and marketing will suit your home and likely buyers. Agree the budget, communication and review points. Compare the complete terms of an offer, including conditions and settlement, with your lawyer’s advice.

Talk with Vic and Emma

Vic Raha and Emma King work with Christchurch homeowners at Ray White Burnside. Their approach centres on the property, your plans and a campaign tailored to the home. Ask them about relevant recent sales and how they would prepare and market your property.

Built on relationships

Vic and Emma thank the past clients who return to them and introduce family and friends. For a homeowner choosing a salesperson, that conversation is a useful opportunity to ask about experience, communication and the people who will handle the campaign.
